What will you check if I apply for a rental property?
You will need to completely fill out the application form and the property owner will check any and all information on the application, including past rental history, employment, and possibly your credit.
How long does it take for my application to be processed?
It usually takes no longer than 3 business days to process your application.
Is there anything that would disqualify me automatically?
Falsifying information or lying will cause an automatic rejection.
How do I pay my first month's rent?
At the time the lease is signed, you will be required to pay the full first month's rent or a pro-rated month. All payments must be made with certified funds, cashiers check, money order, etc. After this you may pay with cash directly to our bank, cashiers check. or money order in our office by mail.
If approved, when do I start paying rent?
From the time of approval, you will have 7 days to sign the lease and arrange for a move in date. Your first month's rent must be paid before you get the keys and move in.
How do I find out which properties are available?
All of the owner's available properties are advertised on this site. Look under the Rentals menu. However, in some rare instances the perfect property may be coming back on the market soon that may not be advertised on the site for a few days.
If you can't find what you are looking for here then call 507-440-4062 , press # and ask them about properties that are coming back on the market soon.
What about Pets?
Pets are allowed on some properties. There may be size and weight restrictions and animals may be evaluated on a case-by-case basis. A separate Pet agreement will be filled out and signed and, if allowed, there will be a NON-REFUNDABLE PET FEE, PER PET.
Service animals are not considered pets and there is no fee or deposit charged.
Payment Policy
All rent is due at 5:00pm on the first day of the month with a grace period to the fifth calendar day from when your Rent is due. Rent paid on the sixth calendar day past the due date or later is additionally charged with a late fee equaling $5 per day.
Is there an early payment discount?
On many of the homes and apartments, If all the money you owe and all your rent is paid to our bank or in our office By 5:00 pm on the first of the month, there is a $50 early payment discount.
Tenant Referrals
Existing Tenants can earn money by referring a new tenant. Contact office for current offers.

How do I apply for a property?
1.) If you wish to apply for a property each property owner's application process must be followed.
2.) To secure a property, an applicant must turn in an application filled out in its entirety and pay the holding deposit in cash or certified funds.
3.) If you are approved, The officewill contact you to arrange for signing of the lease and a move in date. If you are not approved, an application fee will be withheld and the rest will be refunded by check, sent to the address provided on the application.
What is classified as an emergency?
Emergencies are defined as:
No Heat – If outside temperature is expected to be below freezing.
Flooding or broken pipes.
Live exposed electrical circuitry or smoke from outlets or fixtures.
Sewage backing up into house or yard.
Leaking Roof.
Any other condition that threatens health or safety.
